1. About These Terms

​

These Terms and Conditions (the "Terms") govern your access to and use of RoMacFL.com and any related pages, forms, portals, applications, and digital properties we operate (together, the "Website").

The Website is operated by Ro-Mac Lumber & Supply, Inc., a Florida corporation, on behalf of itself and its affiliate RoMac Distribution, LLC (together, "RoMac," "we," "our," or "us"). The Website covers the following:

• RoMac Building Supply, the trade name under which Ro-Mac Lumber & Supply, Inc. serves builders, contractors, and trade customers with building materials, manufacturing, drafting and estimating, and jobsite delivery.

• RoMac Home Services, a d/b/a of Ro-Mac Lumber & Supply, Inc. and our consumer brand, serving homeowners with sales, installation, service, and repair.

• RoMac Distribution, LLC, a separate Florida limited liability company under common ownership, serving new construction and warranty work in the Villages-area markets and surrounding Central Florida communities.

 

References to RoMac in these Terms include all of the above unless a section states otherwise.

 

Please read these Terms carefully. They include limitations on our liability, disclaimers of warranty, a deadline for bringing claims, and a section on how disputes are resolved.

 

2. Acceptance of These Terms

By accessing, browsing, or using the Website, or by submitting a form, quote request, credit application, job application, or other information through the Website, you agree to these Terms and to our Privacy Policy, which is incorporated here by reference.

If you do not agree to these Terms, do not use the Website.

 

3. Changes to These Terms

​

We may update these Terms at any time. When we do, we will revise the "Last Updated" date above. Material changes will be identified on this page. Your continued use of the Website after a change takes effect means you accept the revised Terms. We encourage you to review this page periodically.

4. Eligibility and Geographic Scope

 

The Website is offered to individuals who are at least 18 years old and located in the United States. By using the Website you represent that you meet these requirements, and that if you are using the Website on behalf of a company, you have authority to bind that company to these Terms.

We make no claim that the Website or its content is appropriate or available for use outside the United States. If you access the Website from another location, you do so on your own initiative and are responsible for compliance with local law.

 

5. Website Content, Product Information, and Availability

 

We work to keep the Website accurate and current. Even so, the Website is provided for general informational purposes and product descriptions, images, dimensions, performance ratings, and specifications may contain errors, omissions, or outdated information.

• Product images are representative. Actual color, grain, finish, texture, and dimensions vary, particularly for lumber, wood products, and finished millwork.

• Manufacturer literature, product approval documents, and installation instructions control over anything shown on the Website.

• Inventory, brands, and stocked items vary by location and change without notice. Listing a product on the Website is not a representation that it is in stock at any given location.

• We reserve the right to correct errors, change product offerings, limit quantities, and update or remove content at any time without notice.

• We use reasonable efforts to keep the Website available, but we do not guarantee uninterrupted access. We may withdraw, suspend, or restrict all or part of the Website at any time without notice and without liability.

 

6. Reliance on Information Posted

 

Technical and market content on the Website, including blog articles, the Whole House Commodity Index, building code references, product performance information, and installation guidance, is general in nature and is made available for information only.

• This content is not engineering advice, code interpretation, legal advice, financial advice, or a substitute for review by a licensed design professional or your local building official.

• Commodity market commentary reflects conditions as of the date published. Market conditions change, and nothing in that content is a forecast, a guarantee of future pricing, or a recommendation to buy, sell, or hold any commodity or security.

• Any reliance you place on Website content is at your own risk. We disclaim liability arising from reliance on that content by you or anyone who learns of its contents.

• The Website may include content supplied by third parties, including manufacturers, guest contributors, and reviewers. Statements and opinions in that content belong to the party who provided them and do not necessarily reflect the views of RoMac. We are not responsible for its accuracy.

 

7. Pricing, Quotes, and Estimates

 

No price shown on the Website is an offer to sell. Prices, when shown, are subject to change without notice and are not binding until confirmed in a written quote or accepted order. Prices are in United States dollars and do not include delivery charges or applicable sales or use tax.

• Building material pricing moves with commodity markets, freight costs, tariffs, and supply conditions. The expiration period is stated on each quote and varies by department. Thirty days from the date issued is typical. The period printed on your quote controls, and a quote is subject to earlier withdrawal or revision if market conditions change.

• Pricing varies by location and by customer account. A price available at one RoMac location or to one account may not be available at another.

• Quotes are based on the plans, drawings, specifications, and quantities supplied to us at the time of the quote. Changes to plans, field conditions, quantities, or scope may change the price.

• Material takeoffs and estimates are an aid to purchasing. They are not a guarantee of exact quantities required to complete a project. You are responsible for verifying quantities before ordering.

• If a price, quantity, or product description is stated in error, we may correct it, revise the quote, or cancel the affected order, including after an order has been placed and accepted.

 

Any sale is governed by our applicable quote, order acknowledgment, invoice, credit agreement, terms and conditions of sale, and installation agreement.

 

Those documents, not the Website, set the commercial terms of a transaction. Where those documents conflict with these Terms, those documents control as to that transaction.

 

8. Design Center, Drafting, and Estimating Services

​

Our Design Center provides drafting, plan preparation, and estimating support. These services are provided for planning and material purchasing purposes.

• Drawings and takeoffs prepared by RoMac are not architectural or engineering services, and are not sealed construction documents unless expressly identified as such.

• You are responsible for engaging a licensed architect, engineer, or design professional where required, and for obtaining all permits and approvals.

• You are responsible for verifying that final plans comply with the Florida Building Code, local amendments, wind load and product approval requirements, and any applicable deed restrictions or association rules.

 

9. Manufactured Components

​

RoMac manufactures roof and floor trusses, wall panels, custom doors, and custom millwork. The following applies to these components:

• Trusses and wall panels are manufactured to the sealed engineering drawings and layouts approved for the specific job. Approval of shop drawings is required before fabrication begins.

• You are responsible for field verification of dimensions, bearing conditions, elevations, and openings before fabrication.

• Handling, installation, temporary bracing, and permanent bracing of trusses and panels are the responsibility of the installing contractor and must follow the truss design drawings and applicable industry standards, including BCSI guidance published by SBCA and TPI.

• Trusses and engineered components must not be cut, drilled, notched, altered, or repaired in the field without written approval from the truss design engineer. Unauthorized modification voids all warranties and transfers responsibility to the party making the modification.

• Wood products are a natural material. Variation in color, grain, moisture content, and minor checking or warping is normal and is not a defect.

 

10. Orders, Delivery, and Jobsite Access

​

• Delivery dates are estimates and are not guaranteed. We schedule jobsite delivery in good faith based on production schedules, load capacity, weather, and route conditions.

• You are responsible for providing safe, legal, and reasonable access to the delivery site, including adequate ground conditions for loaded trucks, clearance from overhead lines and low limbs, and a clear and lawful place to unload.

• RoMac is not responsible for damage to driveways, curbs, sidewalks, septic systems, irrigation, landscaping, or other site conditions caused by delivery vehicles accessing a site at your direction.

• If material is delivered to an unattended site at your request, delivery is complete on unloading and you accept responsibility for the material at that point, including theft, weather exposure, and damage by others.

• Shortages, overages, or visible damage must be noted at the time of delivery and reported to your RoMac salesperson within the claim period stated in your contract or on your invoice. Claims made after that period may not be accepted.

• Unless a written agreement states otherwise, risk of loss passes to you on delivery or on pickup at a RoMac location.

 

11. Returns and Cancellations

​

Return eligibility, time limits, condition requirements, and any restocking charge are set out in our current return policy and on your invoice. In general:

• Custom manufactured items, including trusses, wall panels, custom doors, and custom millwork, are made to order and cannot be returned or canceled once fabrication has begun.

• Special order items are subject to the supplying manufacturer’s cancellation and return terms, and may carry a restocking charge.

• Returned stock material must be in resalable condition and accompanied by the original invoice. The return window and any restocking charge are stated in your contract or on your invoice.

• Cut, altered, weather-exposed, and clearance material is not returnable.

 

12. Credit Accounts, Payment, and Third-Party Portals

​

Commercial and personal credit applications and the online payment portal linked from the Website are hosted by third-party providers. Your use of those services is also governed by the provider’s own terms and privacy practices. We are not responsible for the operation, availability, or security of third-party platforms.

Credit approval is at our discretion and may be modified, suspended, or revoked. Amounts not paid when due are subject to service charges and collection costs as stated in your credit agreement and on your invoice. 13. Account Security

Some features of the Website require an account. You are responsible for keeping your username, password, and account credentials confidential, and for all activity that occurs under your account.

• Information you provide when creating or maintaining an account must be correct, current, and complete.

• You are responsible for ensuring that anyone who accesses the Website through your account or internet connection is aware of these Terms and follows them.

• Notify us promptly at marketing@romacfl.com if you believe your account has been accessed without authorization.

• We may refuse service, suspend or close accounts, remove content, or cancel orders at our discretion.

 

14. RoMac Home Services

​

RoMac Home Services is our consumer brand. All work we perform for homeowners, including sales, installation, service, and repair, falls under RoMac Home Services. The following applies to that work:

​

• Website content, price ranges, and promotional offers are not a quote. A binding price requires an in-home measurement and a written proposal signed by both parties.

• All installation, service, and repair work is performed under a separate written agreement. That agreement, not these Terms, governs the scope, price, schedule, payment, warranty, and cancellation rights for the work.

• RoMac Home Services is a d/b/a of Ro-Mac Lumber & Supply, Inc. Contracting work is performed under Florida contractor license number CBC1260873. Depending on the scope of work, it is performed by RoMac employees or by qualified subcontractors engaged by RoMac. In either case, RoMac remains responsible to you under your written agreement.

• Under Florida law, you may have the right to cancel certain home solicitation sales within three business days of signing. Your cancellation rights, if any, are stated in your written agreement.

• Florida Construction Lien Law: according to Florida law, those who work on your property or provide materials and are not paid in full have a right to enforce their claim for payment against your property. This claim is known as a construction lien. Your written agreement includes the full lien law disclosure required by Chapter 713, Florida Statutes.

• Permits, inspections, and any association or architectural review approvals are handled as described in your written agreement. Where you are responsible for association approval, delays in that approval may affect scheduling.

• Product performance ratings, including wind load, impact, and energy ratings, are set by the manufacturer and apply only when the product is installed per the manufacturer’s approved instructions and the applicable Florida Product Approval or Notice of Acceptance.

 

15. Warranties and Disclaimers

 

Products

Products sold by RoMac carry the warranty offered by the manufacturer of that product, if any. RoMac passes through manufacturer warranties to the extent they are transferable and will assist you in presenting a warranty claim. RoMac does not itself warrant manufacturer products.

 

Installation labor

Where RoMac performs installation, our labor warranty is stated in your written installation agreement. No other labor warranty is provided.

 

The Website

THE WEBSITE AND ALL CONTENT ON IT ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED. TO THE FULLEST EXTENT PERMITTED BY LAW, ROMAC DISCLAIMS ALL WARRANTIES, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE WEBSITE WILL BE UNINTERRUPTED, SECURE, OR ERROR FREE, THAT DEFECTS WILL BE CORRECTED, THAT CONTENT IS ACCURATE, COMPLETE, OR CURRENT, OR THAT THE WEBSITE OR ITS SERVERS ARE FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS. YOU ARE RESPONSIBLE FOR YOUR OWN VIRUS PROTECTION AND DATA BACKUP. NOTHING HERE AFFECTS ANY WARRANTY THAT CANNOT BE EXCLUDED UNDER APPLICABLE LAW.

 

16. Limitation of Liability

 

TO THE FULLEST EXTENT PERMITTED BY LAW, ROMAC AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, AFFILIATES, AND SERVICE PROVIDERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST REVENUE, LOST DATA, LOSS OF GOODWILL, DELAY DAMAGES, OR LOSS OF USE, ARISING OUT OF OR RELATING TO YOUR USE OF OR INABILITY TO USE THE WEBSITE, WHETHER BASED IN CONTRACT, TORT, STRICT LIABILITY, OR ANY OTHER THEORY, EVEN IF FORESEEABLE.

OUR TOTAL LIABILITY ARISING OUT OF OR RELATING TO THE WEBSITE WILL NOT EXCEED ONE HUNDRED DOLLARS ($100).

Liability arising out of the sale of products or the performance of installation work is governed by the applicable quote, invoice, credit agreement, terms and conditions of sale, or installation agreement. Nothing in these Terms limits any liability that cannot be limited under Florida law.

 

17. Time Limit for Claims

 

ANY CLAIM ARISING OUT OF OR RELATING TO THESE TERMS OR THE WEBSITE MUST BE BROUGHT WITHIN ONE (1) YEAR AFTER THE CLAIM ACCRUES. A CLAIM NOT BROUGHT WITHIN THAT PERIOD IS PERMANENTLY BARRED, EXCEPT WHERE A SHORTENED LIMITATIONS PERIOD IS NOT PERMITTED BY APPLICABLE LAW.

 

18. Indemnification

 

You agree to indemnify, defend, and hold harmless RoMac and its officers, directors, employees, agents, affiliates, and service providers from any claim, demand, loss, liability, or expense, including reasonable attorney fees, arising out of your use of the Website, anything you submit through the Website, your violation of these Terms, or your violation of any law or the rights of a third party.

 

19. Intellectual Property

 

The Website and its entire contents, features, and functionality, including text, graphics, photographs, video, drawings, layouts, logos, and the selection and arrangement of that material, are owned by RoMac or its licensors and are protected by United States copyright, trademark, and other laws.

• RoMac, RoMac Building Supply, RoMac Home Services, RoMac Distribution, "From Foundation to Rooftop, RoMac’s Got You Covered," "Honest Work. Done Right.," the RoMac logos, and related names and marks are trademarks of RoMac. Third-party brand names and logos on the Website are the property of their respective owners and are used to identify products we carry. Their appearance does not imply endorsement of RoMac by those owners, and RoMac claims no trademark rights in them.

• Brand assets made available on our brand guide page may be used only in accordance with the usage terms stated on that page. All other use requires written permission from RoMac.

• You may view Website content and print a reasonable number of pages for your own internal, non-commercial use in connection with a project or purchase. Your browser may cache pages incidental to viewing them. Any other reproduction, republication, modification, derivative work, public display, or commercial use is prohibited without our prior written consent.

• You may not separate photographs, illustrations, drawings, or video from the text they appear with, and you may not remove or alter any copyright, trademark, or proprietary notice.

• You may not use automated means, including scrapers, crawlers, robots, or data extraction tools, to access or copy content from the Website, and you may not use Website content to train, fine-tune, or develop any machine learning or artificial intelligence model, without our prior written consent.

• If you use Website material in breach of these Terms, your right to use the Website ends immediately and you must, at our option, return or destroy any copies you made. All rights not expressly granted are reserved.

 

20. Copyright Complaints

When you submit a quote request, contact form, plan set, photograph, review, testimonial, job application, or other material to us, you represent that you have the right to provide it and that it does not infringe the rights of others.

• You grant RoMac a non-exclusive, royalty-free, worldwide license to use, reproduce, adapt, publish, and display material you submit for the purpose of responding to your request and, where the material is a review, testimonial, or project photograph, for marketing and promotional purposes.

• Plans, drawings, and specifications you provide are used to prepare quotes, takeoffs, and manufactured components for your project. You represent that you hold the necessary rights to share them with us.

• We welcome feedback about our products and service. Please do not send unsolicited ideas, concepts, inventions, or proposals. If you send them anyway, they are not confidential, we may use them for any purpose without compensation or liability to you, and we have no obligation to review or respond.

• Do not submit confidential, sensitive personal, or proprietary information through Website forms.

• We may remove or decline to publish any submission at our discretion.

 

22. Careers and Employment Applications

Job listings on the Website are informational and may be filled, changed, or removed at any time. Submitting an application does not create an employment relationship, an offer of employment, or a contract. Employment with RoMac is at will where permitted by law. RoMac is an equal opportunity employer.

By submitting an application or resume, you represent that the information is your own, complete, and accurate. You acknowledge that we may share your application within RoMac and with its affiliates for hiring purposes and may contact the references you list. We do not promise that any application will be reviewed within a set period or that any particular action will be taken.

 

23. Electronic Communications, Email, and Text Messages

When you use the Website or send us information, you consent to receive communications from us electronically. Agreements, notices, and disclosures provided electronically satisfy any legal requirement that they be in writing. We encourage you to keep copies for your records.

​

RoMac Builders Brief is our monthly email newsletter. You receive it only if you have subscribed.

• Subscribing is optional and is never a condition of purchase, credit approval, or service.

• You may unsubscribe at any time using the unsubscribe link in any issue, or by emailing marketing@romacfl.com. We honor unsubscribe requests promptly.

• You may subscribe again at any time through the subscription form on the Website.

• We do not sell or rent subscriber email addresses. See our Privacy Policy for how subscriber information is handled.

 

Other email from RoMac

Transactional and account-related email, such as quote responses, order and delivery updates, service appointment confirmations, invoices, and credit or billing notices, is not marketing email. You may continue to receive these messages after unsubscribing from RoMac Builders Brief, because they relate to a transaction or account you have with us.

 

Text messages

 

RoMac operates text message programs for customers. The terms in this section govern your participation. Your use of the text message service is your agreement to these terms. We may modify or cancel the service or any of its features at any time.

 

We operate two separate programs. You may opt in to either or both.

• Service messages relate to work you have requested, including appointment confirmations and reminders, technician dispatch and arrival notices, estimate and proposal follow-up, and account or billing notices.

• Promotional messages include offers, seasonal promotions, and other marketing content.

• Opting in or out of one program does not opt you in or out of the other, or out of any other communication from RoMac.

 

How you opt in

 

You may opt in by submitting your mobile number through a form on the Website, or by giving your consent verbally to a RoMac customer service representative or technician. Messages may be sent using automated technology. Consent to receive text messages is not a condition of purchasing goods or services from RoMac. Message frequency varies.

 

Program terms

​

• The service is free from RoMac, but message and data rates may apply from your wireless carrier. You are responsible for those charges. Check your plan with your carrier.

• To stop receiving messages, reply STOP to the number that sent the message. You will receive one confirmation message. To rejoin, opt in again the same way you did originally.

• Reply HELP for assistance, call 352-787-1410, or email marketing@romacfl.com.

• Opting out of text messages does not stop the email or phone contact we need to schedule and complete your work.

• Messages may be sent from more than one number, including tracking numbers that route to our main line. We may change the numbers used to send messages. Reply STOP to the number that sent you the message so that your request is recorded against the right number. Requests, including STOP or HELP requests, sent to a number we no longer use may not reach us, and we are not responsible for honoring those requests.

• The service is administered by a third-party provider, which uses your information only to deliver the service, in accordance with our Privacy Policy.

• Wireless carriers are not liable for delayed or undelivered messages. If your carrier does not participate, you will not receive messages.

• You agree to give us a valid mobile number. If you change your number, opt in again with the new number so that messages about your project are not sent to someone else.

• Anyone with access to your phone may be able to see messages we send. RoMac is not liable if that occurs.

• To the extent permitted by law, RoMac is not liable for failed, delayed, or misdirected messages, for errors in the information sent, or for any action you take or do not take in reliance on a message.

 

Consent and third parties

 

RoMac does not sell, rent, or share text message opt-in or consent information with third parties for their own marketing use, and does not share it in any way that would let a third party rely on your consent to send you messages. We share mobile numbers only with the service providers who help us operate the program, as described in our Privacy Policy.

24. Third-Party Websites and Services

 

The Website links to third-party websites and services, including manufacturer sites, credit application and payment platforms, scheduling and review platforms, and social media. We do not control those sites and are not responsible for their content, availability, accuracy, security, or privacy practices. Links are provided for convenience and do not imply endorsement. If you visit a linked site, you do so at your own risk and subject to that site’s terms.

 

25. Linking to the Website

 

You may link to our homepage, provided you do so in a way that is fair and lawful and does not damage or take unfair advantage of our reputation. You must not suggest any association, approval, or endorsement by RoMac without our written consent.

You must not frame the Website, deep link or include an in-line link to its content, or cause any part of the Website to appear as part of another site. We may withdraw linking permission at any time without notice.

 

26. Acceptable Use

• Use the Website for any unlawful purpose or in violation of these Terms.

• Attempt to gain unauthorized access to the Website, any account, or any connected system, server, or database, or probe or test its security.

• Interfere with or disrupt the Website, including by introducing viruses, worms, or other harmful code, by placing unreasonable load on our systems, or by any denial-of-service attack.

• Submit false, misleading, or fraudulent information, including in a credit application or job application.

• Impersonate any person or entity or misrepresent your affiliation with any person or entity.

• Harvest contact information from the Website for solicitation, or send unsolicited advertising, chain messages, or spam.

• Use the Website in a way that restricts or inhibits anyone else’s use of it.

 

27. Monitoring, Enforcement, and Termination

 

We may monitor use of the Website. We may suspend or end your access to all or part of the Website at any time, with or without notice, for any reason, including violation of these Terms.

We may take legal action, including referral to law enforcement, for unlawful or unauthorized use of the Website, and may cooperate with law enforcement or a court order requesting information about anyone using the Website. You release RoMac from claims arising out of any action we take during or as a result of such an investigation.

 

28. Privacy

The Website uses cookies and similar technologies. You can manage your preferences through the cookie banner and the preference center available on the Website.

 

29. Accessibility

 

RoMac works to keep the Website usable by as many people as possible. If you have difficulty accessing any part of the Website, contact us at marketing@romacfl.com or 352-787-4545 and we will work with you to provide the information or service you need through another method.

 

30. Events Beyond Our Control

 

RoMac is not liable for any delay or failure to perform caused by events beyond our reasonable control, including hurricanes, tropical storms, flooding, fire, severe weather, labor shortages, transportation delays, supplier or manufacturer allocation and shortages, mill curtailment, tariffs, utility or network outages, cyber incidents, government action, and public health emergencies.

 

31. Governing Law and Disputes

 

These Terms and any dispute arising out of or relating to the Website are governed by the laws of the State of Florida, without regard to conflict of law principles.

 

You agree that any action arising out of or relating to the Website will be brought exclusively in the state or federal courts located in Lake County, Florida, and you consent to the jurisdiction of those courts.

 

32. General

• Severability. If any provision of these Terms is found unenforceable, it will be limited or removed to the minimum extent necessary and the remaining provisions stay in effect.

• No waiver. Our failure to enforce any provision is not a waiver of our right to enforce it later.

• Assignment. You may not assign these Terms. We may assign them in connection with a merger, acquisition, or sale of assets.

• Entire agreement. These Terms, the Privacy Policy, and, where you purchase from us, our terms and conditions of sale are the complete agreement between you and RoMac regarding the Website, and replace any prior understanding on that subject.
